yes you have to create a room from the hololense first to import as an obj into the spatial mapping prefab's object surface observer.
Yep, you could test it via Holographic Simulator using Unity 5.5. Though this one is still in beta but it properly works for me.

well as far as deleting the room, i believe you would just set the ObjectSurfaceObserver.RoomModel to null.
but i'm misunderstanding how you intend to use the bloom gesture and scan again.
